The market stays with the seller in the central ranges, and the Gatineau sector ($490,000, 22 days) and Buckingham ($419,545) still sell the first weekend; Aylmer ($572,750, -1%), Hull ($514,500, -2%) and the periphery ($595,000, 39 days, 535 listings) have tipped toward a market where the buyer compares. The seller who prices on the 2022 peak waits; the one who prices on the street's last three sales sells in three weeks.
The City of Gatineau sold its median house for $508,000 in the second quarter of 2026, +2% year over year and +40% in five years, in 23 days, with 769 sales and 835 active listings; the metropolitan area, $523,500 in 27 days with 1,310 sales (-15%) and 2,007 listings (+30%). The condo sells at $305,000 (-6%) and the plex at $598,800 (+3%). The market belongs to the seller in the city's central ranges, but rising supply and the slowdown in federal hiring give the buyer choice again, especially in the periphery and in condos. Gatineau sells to public servants, to Ottawa families who cross the river for the price and to first-time buyers who compare the four sectors.
