Selling a house in Hochelaga-Maisonneuve or Mercier in 2026 means selling in one of the island's clearest seller's markets: a $627,750 median for the single-family home in the second quarter (-1 % year over year, +22 % in five years), 32 days on market, only 45 houses active, a seller's market in every range (3.1 months of inventory between $540,000 and $640,000, 4.8 above). The single-family home is rare in a borough of plexes and condos ($428,250, 37 days, 296 active): the cottages of Tétreaultville, the Mercier-Est homes near the river and the few houses of Vieux-Hochelaga find buyers the first weekend when the price is the street's. The method: closed sales of the street, a fair price, a full launch, multiple offers on Monday.
Mercier-Hochelaga-Maisonneuve (QPAREB sector 15) sold its median house for $627,750 in the second quarter of 2026, -1 % year over year after +22 % in five years, in 32 days, with 45 active listings, a seller's market in every range. That is $206,000 less than the island median ($834,250) for a borough served by the green line (Pie-IX, Viau, Assomption, Cadillac, Langelier, Radisson, Honoré-Beaugrand): the affordable house closest to downtown, which explains the speed. The plex and the condo make the volume; the house is the sought-after exception. In August, the island sold for $820,000 in 57 days. For a seller, the day-one price and the full launch produce multiple offers; the risk is underselling by accepting the first.
