At a $1.25 million median and 10 months of inventory above $860,000, NDG has become a buyer's market for houses. Here are the 2026 figures, the pricing method and the calendar to still sell in under two months.
Selling a house in Notre-Dame-de-Grâce in 2026 means selling in the island's second most expensive market, and one of those where the buyer has regained the upper hand: a $1,247,000 median for the single-family home in the second quarter (-5 % year over year, +18 % in five years), 49 days on market, 94 houses active (with Montreal West), a seller's market under $860,000 and a buyer's market above (10.3 months of inventory), where almost all NDG houses sit. The brick rowhouse cottages and semi-detached homes of the 1910s to 1940s, around Monkland, Sherbrooke West and Villa-Maria, are compared with each other and with Côte-Saint-Luc, Westmount and Hampstead; the condo ($611,250, 45 days) sells its conversions faster. The method: the closed sales of the street, a fair price that accepts the 5 % dip, a bilingual and full launch, because the NDG buyer visits ten houses before offering.
Notre-Dame-de-Grâce and Montreal West (QPAREB sector 7) sold their median house for $1,247,000 in the second quarter of 2026, -5 % year over year after +18 % in five years, in 49 days, with 94 active listings. The dip and the delay tell of a high-end market that has normalized: above $860,000, inventory is 10.3 months, and the buyer, often a family comparing with Côte-Saint-Luc ($1,164,500 in 29 days), Hampstead, Westmount and the West Island, takes the time to visit. Under $860,000, the rare houses go fast. In August, the island sold for $820,000 in 57 days. For a seller, the day-one price has to build in the 5 % dip: a house listed at the 2025 price joins the 94 that wait.

Monkland Village and the streets between Sherbrooke West and boulevard De Maisonneuve, around the Villa-Maria metro and NDG park, concentrate the most sought-after pre-war brick rowhouse cottages and semi-detached homes, between $1 million and $1.5 million, where the seller is compared with homes of the same generation: a renovated kitchen, bathroom and basement make the gap. Northern NDG, towards Côte-Saint-Luc and chemin Queen-Mary, and the Loyola sector (Concordia University) offer slightly cheaper homes and conversions. Montreal West, a separate town with its station, sells its large brick homes on larger lots, often above $1.3 million, in the slowest market.
