Shawinigan and the Mauricie in numbers from the official APCIQ barometer: sales, prices, days on market, supply, the comparison with Trois-Rivières, the Quebec context for August, and what it changes if you are selling or buying.
In Q2 2026 the Shawinigan agglomeration sold 153 properties (-12 % year over year; 614 over twelve months, +5 %) while supply rose moderately (188 active listings, +8 %; 278 new, +29 %). Single-family homes sold for $316,500, up 13 %, one of Quebec's strongest increases according to the APCIQ release, in 26 days (-8); plexes for $319,161 (+13 %) in 21 days. It is the Mauricie's most affordable market, $90,000 below Trois-Rivières ($405,250) and $340,000 below Montreal's South Shore. The APCIQ publishes neither monthly statistics nor a "Mauricie" region: the area is read through the Trois-Rivières CMA and the Shawinigan agglomeration. Next barometer mid-October.

Shawinigan is doing what Trois-Rivières did three years ago: catching up. With +13 % in one year for single-family homes ($316,500) and for plexes ($319,161), the agglomeration posts one of Quebec's strongest price increases in Q2, cited as such by the APCIQ. Sales fell (-12 % on the quarter) but remain up over twelve months (+5 %), and days on market shortened to 26 for houses and 21 for plexes. The logic is the whole Mauricie's: a buyer from Trois-Rivières ($405,250) or Montreal ($655,000 on the South Shore) finds a $316,500 house in Shawinigan 30 minutes up Highway 55, and an investor finds a plex under $320,000 with a yield Montreal no longer offers. The risk is the same as everywhere: buying at the top of the rise in a market where supply is starting to climb (+29 % new listings).

The Mauricie does not exist as a region in APCIQ statistics: it is read through the Trois-Rivières CMA (including its periphery: Bécancour, Yamachiche, Saint-Étienne-des-Grès) and the Shawinigan agglomeration. Province-wide, the APCIQ counted 6,502 residential sales in August 2026 (-7 % year over year) and 42,276 active listings (+21 %), with 12,482 new listings (+13 %). Median prices are holding: $497,501 for a single-family home (+2 %, 47 days), $405,000 for a condo (+1 %, 60 days) and $715,500 for a plex (+11 %, 50 days). Since January, 64,327 sales (-5 %). $316,500 for the median single-family home in Q2 2026, up 13 % year over year, sold in 26 days. That is $90,000 less than Trois-Rivières.
The median plex sold for $319,161 (+13 %) in 21 days in Q2 2026, one of Quebec's lowest entry prices for an income property. Plex sales are slightly down (-6 %) and supply is rising: a market where you negotiate.
