In Q2 2026 the Trois-Rivières region sold 437 properties (+9 % year over year), one of the rare Quebec markets still growing in sales, while supply jumped (420 active listings, +34 %). Single-family homes sold for $405,250 (+7 %) in 21 days; plexes for $414,000 (+3 %) with sales up 48 %; condos for $304,000. In five years the Trois-Rivières house gained 98 %, a near doubling, the record among Quebec's larger cities. Cap-de-la-Madeleine sells in 12 days, the tightest sector. The APCIQ does not publish monthly statistics for Trois-Rivières: next barometer mid-October.

Trois-Rivières is Quebec's exception of 2026: sales up 9 % when the province is down 5 to 7 %, days on market down to 21 (-7) and plexes exploding (+48 % in sales). The reason is arithmetic: $405,250 for a house, $250,000 less than Montreal's South Shore, 90 minutes up Highway 40. It is the market where buyers from Montreal and Quebec City arbitrate, and where investors look for plexes at $414,000. The price nearly doubled in five years (+98 %), but supply is finally returning (+34 % listings): the rise will slow without reversing.

Three readings. Cap-de-la-Madeleine sells in 12 days, the shortest delay of any city covered by the APCIQ, at $371,000 over twelve months: Quebec's tightest sector. The city's other sectors (Sainte-Marthe, Pointe-du-Lac) post +20 % in one year and +112 % in five. Trois-Rivières-Ouest ($407,500) sees sales jump 31 %. Province-wide, the APCIQ counted 6,502 residential sales in August 2026 (-7 % year over year) and 42,276 active listings (+21 %), with 12,482 new listings (+13 %). Median prices are holding: $497,501 for a single-family home (+2 %, 47 days), $405,000 for a condo (+1 %, 60 days) and $715,500 for a plex (+11 %, 50 days). Since January, 64,327 sales (-5 %). The Quebec market is rebalancing: fewer transactions, more supply, prices still rising.
