Mascouche is $31,500 more expensive in median ($615,000 vs $583,500) because its housing stock is newer: 2005 to 2020 homes near the station and the 25-640 interchange, against a mix of Vieux-Terrebonne, 1960s to 1980s bungalows and recent Lachenaie homes. For an equal house (same era, same lot), the gap narrows: a 2010 home in Lachenaie and one in Mascouche sell at similar prices. In five years, both rose more than 50 %. The condo is cheaper in Mascouche ($362,250 vs $381,000), often a townhouse in both cases.

Terrebonne offers three times the choice (345 houses vs 109) and sells in 25 days; Mascouche sells in 23 days with thin supply: in Mascouche you must visit within 48 hours and offer on the street's closed sales, often in competition. In Terrebonne, the buyer can compare three sectors and condition an offer on inspection in the streets where supply is wide (La Plaine, Terrebonne-Ouest). Both are seller's markets in every range.

Terrebonne has an old village on the Mille Îles river (Île-des-Moulins, restaurants, theatre), a hospital (Pierre-Le Gardeur, in Lachenaie), a CEGEP, a train station and three sectors that run from village to rural; it is a complete city. Mascouche has a terminus station (more seats, guaranteed departure), new neighbourhoods with parks and bike paths, the Grand-Coteau park, Vieux-Mascouche, and depends on Terrebonne for the hospital and the CEGEP. Both are car cities, with tolled Highway 25 towards Laval and Montréal-Est.
