Condo fees in Quebec City: what a condo really costs per month in 2026 (300 sales)

Buying · Condominium · Quebec City · September 19, 2026

What do condo fees actually cost in Quebec City? Not an estimate: the median of the fees declared on every condo sold over 12 months, with the breakdown by building age.

As of September 19, 2026, across 300 condominium sales read in Quebec City on Centris between September 16, 2025 and September 16, 2026, median condo fees are $354 a month, or $4,242 a year. The median sale price is $335,000 and the median selling time 17 days. Annual fees represent 1.27% of the sale price, against 0.88% across all 39 cities tracked. Quebec City ranks 7th of 39 cities, most expensive to least. Source: Centris (Matrix), condominium sales closed between September 16, 2025 and September 16, 2026, monthly condo fees as declared on each listing, up to 300 sales per city, compiled September 19, 2026, aggregates only.

Condo fees in Quebec City, in numbers

Every condominium listing sold on Centris declares its monthly fees. Across 300 sales in Quebec City over 12 months, the median is $354 a month, or $4,242 a year. The median condo sold for $335,000 in 17 days.

The number that matters is not the raw amount, it is the proportion: in Quebec City, annual fees represent 1.27% of the sale price. That is the one benchmark that compares across cities and across buildings, because it neutralises price. The median across the 39 cities tracked is 0.88%, so fees are heavier here than the Quebec median.

Building age is the real driver

Across all 39 cities the curve is U-shaped, and it is the most useful result of this series: buildings from 1979 and earlier run $327 a month, those from 2020 onward $298, while everything in between, 1980 to 2019, sits around $264 to $266. Both ends cost more, for opposite reasons: in older buildings the major repairs are arriving; in new ones the contingency fund is finally being funded properly, plus amenities (gym, pool, concierge) cost money to run.

Low fees are not good news

This is the single most expensive trap in buying a condo. Unusually low fees in a thirty-year-old building almost always mean an underfunded contingency fund: the syndicate has not set the money aside, and the bill will come back as a special assessment, in one payment. Under Quebec's Bill 16, a contingency fund study is mandatory and must be updated every five years. Ask for it, along with the maintenance logbook and the minutes of the last three meetings. A building that cannot produce them has already told you something.

Unit size changes less than you think

Unit sizeSalesMonthly fees (median)Median sale price
1 bedroom107$351$249,000
2 bedrooms116$384$380,000
3 bedrooms43$370$530,000

Across the 39 cities tracked it is clear: median fees go from $275 for a one-bedroom to $275 for a two-bedroom and $270 for a three-bedroom, while the price climbs from $300,000 to $462,750. In other words, the building sets your fees, not the size of your unit. A large condo in a plain building often costs less in fees than a studio in a tower with a pool and a concierge.

What the fees cover, and what they do not

Method

Condominium listings switched to sold status on Centris (Matrix) between September 16, 2025 and September 16, 2026, up to 300 sales per city, read in address order. For each listing: sale price, declared monthly condo fees, days on market, year built, bedrooms and rooms. The median is calculated on that city's own listings, never a mean of means. Cities with fewer than 60 sales are not published, nor are subgroups with fewer than 8 sales. Declared fees are those in force at the time of sale: a special assessment voted afterwards does not appear. Only aggregates are published, never an individual listing.

Frequently asked questions

How much are condo fees in Quebec City?

$354 a month at the median, or $4,242 a year, across 300 sales over the last 12 months. Half the condos sold are above, half below. The amount depends mostly on the age of the building and the amenities offered, not on the size of your unit.

Are low fees a good sign?

Not necessarily, and this is the costliest trap. Low fees in an ageing building often signal an insufficient contingency fund. The bill then returns as a special assessment. Under Bill 16, ask for the contingency fund study before making an offer.

Do fees rise with the size of the condo?

Far less than people assume. Across the 39 cities tracked, median fees run from $275 for a one-bedroom to $270 for a three-bedroom, while the price goes from $300,000 to $462,750. The building sets the fees.

Do these figures include houses?

No. Only condominiums and apartments sold through a broker on Centris. For single-family homes, see our series on prices, negotiation and features.
