Across the 23 cities tracked, the average sale price of a plex went from $323,103 in 2016 to $453,369 in 2021 and $722,106 in 2026 (Jan. to Sept.) (+123%) in median of cities; the median price from $252,500 to $600,000 (+138%) and the median asking price from $299,000 to $649,900 (+117%). The gap between the average and the median is 13% in 2026 against 19% in 2016; it widened in 9 cities, exceeds 5% in 21 and 10% in 19; the average rose faster than the median in 9 cities. Plexes sold above the median asking price in 1 cities in 2021 and in 1 in 2026 (median gap -7%). For plexes, the average and the median diverge more than for houses, because the category mixes everything: a 1950 duplex and an eight-unit building sit in the same column. In median across the 23 cities, the average exceeds the median by 13% in 2026, and the gap exceeds 10% in 19 cities, those where large buildings weigh in sales. The gap widened in 9 cities since 2016: large buildings got dearer faster than the ordinary duplex, and the average rose faster than the median in 9 cities. Negotiation, meanwhile, reversed: plexes sold above the median asking price in 1 cities in 2021, at the height of the bidding wars, and in 1 in 2026. For a plex seller, the conclusion fits in one sentence: the price is set on rents and sales of comparable plexes, the city average only places it. For a buyer, the average-to-median gap says whether large buildings weigh in the city, and the sold-to-asking ratio, how much is negotiated this year. The average price adds all sale prices of the year and divides by the number of sales; the median price is the middle one. The gap between the two measures the weight of expensive plexes in sales, not the market's rise. The median asking price is that of the same sales at listing; sold-to-asking compares the two medians and says whether buyers bid up (above zero) or negotiate (below). 2026 counts January to September. The Income property category includes duplexes, triplexes, quadruplexes and buildings of five units and more sold on Centris.

Only aggregates are published. The sold-to-asking ratio year by year is in plex sold over asking by city; the price per unit, in duplex, triplex and quadruplex prices by city.
Because the average is simpler to compute and higher. But for plexes, it is misleading: in a city where ten eight-unit buildings sell for three million, the average rises by several percent without a single duplex gaining value. Brokers and appraisers work with the median and comparable sales; the average is for comparing cities with each other, not for setting a price.
