The benchmark most landlords and lenders use is the 30% rule: rent should not exceed 30% of gross household income. For the median rent of $1,700, that means about $68,000 in annual income ($1,700 × 12 ÷ 0.30), and $68,000 for a 5½ at $1,700. Many households go over that line; it is still the first number a landlord looks at in a rental application, along with the credit check and references.
The median condo sold in L'Île-Bizard and Sainte-Geneviève from January to August 2026 went for $338,000 (33 sales, from our home and condo prices in L'Île-Bizard and Sainte-Geneviève series).
