As of September 16, 2026, the median triplex sold in Montreal over the last 12 months went for $911,500 (1,028 Centris sales); the duplex $830,000 (1,223 sales), the fourplex $1,072,500 (420), all income properties combined $925,000 over 3,152 sales, for a median price per door of $329,967 and a gross rent multiplier of 17.6. The most expensive boroughs are the Plateau-Mont-Royal, Outremont, Verdun and Ville-Marie; the least expensive, Montréal-Nord, Lachine, Rivière-des-Prairies and Mercier-Hochelaga-Maisonneuve. Between September 16, 2025 and September 16, 2026, 3,152 income properties sold in the 19 boroughs of the city of Montreal on Centris ("sold" status, $50,000 and up, rentals excluded), for a median of $925,000 (half of sales between $795,000 and $1,150,000). By type: duplex $830,000 (1,223 sales), triplex $911,500 (1,028 sales), fourplex $1,072,500 (420 sales), five units $1,295,000 (169 sales). A triplex costs more than a duplex because it carries one more unit; per door, it is often the reverse.

In the city of Montreal, the median plex went from $507,250 in 2016 to $900,000 in 2025 (+77%), and to $930,000 on sales from January to August 2026, with 3,251 sales in 2025. Sales peaked in 2021 (low rates), bottomed in 2023 (high rates), and 2024 to 2026 are the recovery with prices moving up again.

For the median triplex of $911,500, owner-occupied: minimum down payment of 10% ($91,150, the CMHC rule for 3 and 4 units, read September 16, 2026), CMHC premium of 3.10% added to the loan ($25,431), insured loan of $845,781, and a payment of about $4,583 a month at the 4.29% 5-year fixed rate posted by Multi-Prêts on September 14, 2026 over 25 years; qualification happens at the 6.29% stress-test rate, $5,558 a month, with part of the rents added to your income. Not owner-occupied: 20% ($182,300), no premium, $3,951 a month. $911,500 in median for the 1,028 triplexes sold in the city of Montreal between September 16, 2025 and September 16, 2026 (Centris); the duplex $830,000, the fourplex $1,072,500. By borough, the median income property goes from $743,000 to $1,530,000.
10% if you live in one of the units and the price is under $1,500,000, with the CMHC premium (3.10% at 90% loan-to-value) added to the loan; 5% of the first $500,000 and 10% of the rest for a duplex; 20% with no premium if you do not live in it (CMHC, read September 16, 2026).
The city's median is $329,967 per unit over 12 months; it goes from under $271,667 in the eastern and northern boroughs to over $604,167 in the most expensive ones. A low price per door with low rents is not a bargain: the multiplier and the condition of the building decide.
The duplex needs less down payment (5% on the first tranche) and is managed with a single tenant; the triplex costs more but two rents cover a larger share of the payment and the price per door is often lower. In both cases, the purchase is judged on real rents, the multiplier and the inspection, not on the asking price.
