As of September 17, 2026, across 11,999 units rented through Centris between September 16, 2025 and September 16, 2026, the lowest median rents among the 69 cities and boroughs we track are Sherbrooke ($1,400), Joliette ($1,455), Saint-Jérôme ($1,495), Drummondville ($1,500), Montréal-Nord ($1,500); the highest, Pointe-Claire ($2,195), Blainville ($2,200), Saint-Bruno-de-Montarville ($2,250), Outremont ($2,700), Westmount ($2,900). In Montreal, boroughs run from Montréal-Nord ($1,500) to Outremont ($2,700). How to read this ranking

These are signed rents, not listings, but they are the rents of units leased through a broker: newer, larger or better located than the average of the stock, so above the average rent of every unit. The ranking shows where a new tenant pays the least in 2026: Sherbrooke ($1,400), Joliette ($1,455) and Saint-Jérôme ($1,495) lead; Westmount ($2,900) and Outremont ($2,700) sit at the other end. In Montreal, 19 boroughs are covered, from Montréal-Nord to Outremont; in Laval, 10 sectors; in Longueuil, 3.

Method

Units switched to "rented" status on Centris (Matrix) between September 16, 2025 and September 16, 2026, monthly rent on the lease of $300 and more, condominium and apartment form; median and quartiles computed on the signed rent; size from the room count on the lease, bedrooms from the listing; merged cities taken as a whole (Quebec City 6 boroughs, Gatineau 5, Lévis 3, Sherbrooke 4, Saguenay 7, Terrebonne 3, Repentigny 2), Montreal, Laval and Longueuil by borough or sector. What is the cheapest city in Quebec to rent?

Among the 69 cities and boroughs we track, Sherbrooke: a median rent of $1,400 a month over 12 months of Centris leases, ahead of Joliette ($1,455) and Saint-Jérôme ($1,495).

What is the average rent for a 4½ in Montreal?

It doubles from one borough to another: the table gives the median 4½ rent for 19 boroughs, from Montréal-Nord to Outremont; each page details the 3½, 5½ and bedroom counts.

Why are these rents higher than CMHC figures?

CMHC measures the whole rental stock, older leases included; Centris only sees units rented through a broker in 12 months, meaning the units changing tenants today, often newer or larger. Both figures are true and measure different things.

How often is this ranking updated?

The data was compiled on September 17, 2026 and the date appears on every page; updates follow the same protocol, aggregates only.
