Renting · Rent in Rosemont-La Petite-Patrie · September 17, 2026

Not an average of listings, signed leases: the median rent in Rosemont and La Petite-Patrie over 12 months, by unit size and number of bedrooms, the income you need to pay it and what buying the median condo would cost instead.

As of September 17, 2026, across 449 units rented through a broker (Centris) in Rosemont and La Petite-Patrie between September 16, 2025 and September 16, 2026, the median rent is $1,800 a month, with half of the leases between $1,470 and $2,300. A 4½ (two bedrooms) rents for about $1,550, a 3½ (one bedroom) for about $1,400 and a 5½ (three bedrooms) for about $1,825. Under the 30% rule, a rent of $1,550 calls for a household income of about $62,000 a year. Rosemont-La Petite-Patrie ranks 43 out of 69 cities and boroughs we track, from the lowest rent to the highest. The median rent in Rosemont and La Petite-Patrie, from signed leases

Between September 16, 2025 and September 16, 2026, 449 units were rented through a broker in Rosemont and La Petite-Patrie and recorded on Centris. The median rent on those leases is $1,800 a month; the cheapest quarter rented below $1,470 and the most expensive quarter above $2,300. These are rents actually signed, not asking prices in listings. One honest caveat: units rented through a broker are generally newer, larger or better located than the rental stock as a whole, so these medians sit above the average rent of every unit in the city; they describe what a new tenant pays when signing today, not what a tenant who has been in place for ten years pays.

Rent by unit size

The room count is the one on the lease (the "½" is the bathroom): a 3½ is a one-bedroom, a 4½ a two-bedroom, a 5½ usually a three-bedroom.

The income you need to pay this rent

The benchmark most landlords and lenders use is the 30% rule: rent should not exceed 30% of gross household income. For a 4½ at $1,550, that means about $62,000 in annual income ($1,550 × 12 ÷ 0.30), and $73,000 for a 5½ at $1,825, $56,000 for a 3½ at $1,400. Many households go over that line; it is still the first number a landlord looks at in a rental application, along with the credit check and references.

Renting or buying in Rosemont and La Petite-Patrie

The median condo sold in Rosemont and La Petite-Patrie from January to August 2026 went for $552,500 (861 sales, from our home and condo prices in Rosemont and La Petite-Patrie series). Rent increases, the lease and deposits: what the law says

In Quebec, the rent on a unit that is already leased does not follow the market: it follows the current lease and the percentages the Tribunal administratif du logement publishes every January; our page on the 2026 rent increase gives the year's rates and how the notice works. The mandatory lease is the TAL form, no security deposit can be required, and clause G of the lease tells you the rent paid by the previous tenant: if the new rent sits well above the medians here, you have an argument. Our landlord and tenant guide for Quebec covers the rest.

Landlords: is your rent in line with the market?

If you rent out a unit in Rosemont and La Petite-Patrie, compare it with the row for its size: a rent below the first quartile leaves money on the table at every renewal, a rent above the third quartile stretches the vacancy. For a building, the median rent per door multiplied by the number of units gives the potential gross income plex buyers work with ; our pages on plexes for sale in Rosemont and La Petite-Patrie and triplexes for sale in Montreal run that calculation. Our pages on rental income and taxes and the rental property owner guide complete the picture.

Frequently asked questions

What is the average rent in Rosemont and La Petite-Patrie in 2026?

Across 449 leases signed through Centris in 12 months, the median rent is $1,800 a month, with half of the leases between $1,470 and $2,300. We use the median rather than the average because a single very expensive lease does not move it.

How much is a 4½ in Rosemont and La Petite-Patrie?

About $1,550 a month on 12 months of leases (median of four-room units), with the middle half running from $1,373 to $1,770.

Do these rents cover every unit in the city?

No. They are the rents of units leased through a broker and recorded on Centris, generally newer or larger than the average of the stock. They describe the market a new tenant faces in 2026, not the average rent of older leases.

Is it better to rent or buy in Rosemont and La Petite-Patrie?

The median condo sold in 2026 costs $552,500, about $2,943 a month in mortgage with 5% down, before taxes and condo fees, against $1,550 in rent. Buying costs more each month but builds equity; the answer depends on how long you plan to stay and the down payment you have.
