The best city for a family in the West Island in 2026 depends on the budget and the relationship with water: the northern sector (Pierrefonds-Roxboro, Dollard-des-Ormeaux, Île-Bizard) sells the family home for $760,000 in 42 days with 502 houses active, the island's widest choice, between the Rivière des Prairies and the 40; the southern sector (Dorval, Pointe-Claire, Kirkland, Beaconsfield, Baie-D'Urfé, Sainte-Anne-de-Bellevue) sells it for $820,000 in 38 days, with Lac Saint-Louis, the 20, the Vaudreuil-Hudson line stations and the future REM. Both are seller's markets under $1.11 to $1.23 million and buyer's above (10.5 and 13.5 months of inventory). Under $800,000: Pierrefonds and Dorval

Pierrefonds-Roxboro is the West Island's entry level: 1960s to 1980s bungalows and cottages around boulevard de Pierrefonds, the Rivière des Prairies (with the flood zone to read on the certificate for riverside streets), Cap-Saint-Jacques nature park, the Sunnybrooke and Roxboro-Pierrefonds stations, and to the west the newer homes near the future Anse-à-l'Orme REM station. Dorval offers post-war bungalows under $800,000 between Dorval station (exo, VIA, future REM) and des Sources, Old Dorval and the lake, with the airport to document street by street.

$800,000 to $1 million: Dollard-des-Ormeaux and Pointe-Claire

Dollard-des-Ormeaux is the West Island's city of family cottages: the Civic Centre and its pool, Centennial Park, the Marché de l'Ouest, 1960s to 1990s curved streets where homes look alike and where choice is the island's widest (502 listings in the sector). Pointe-Claire adds the lake and the Village, Fairview, two stations (Pointe-Claire, Valois) and the Lakeshore General Hospital, with the centre's bungalows below the median and the Village and northern homes above.

Above a million: Kirkland and Beaconsfield

Kirkland sells the large 1980s to 2000s homes on curved streets around Kirkland park and the future Kirkland REM station; Beaconsfield, the large 1950s to 1980s homes on wooded lots between the lake and the 20, with Centennial Park, the golf course and the station. Above $1.23 million, the buyer leads (13.5 months of inventory): a family there has time to choose and negotiate.
