Comparison · Blainville vs Mirabel · 2026
A $143,000 gap between two neighbouring cities on the 15, a train station on one side and new homes on the other: here is how to decide between Blainville and Mirabel.
Blainville and Mirabel are neighbours on Highway 15 and compete for the same families: Blainville is the planned, affluent city (Fontainebleau, Chambéry), an $800,000 median for the single-family home in the second quarter of 2026 (+8 % year over year, +42 % in five years), 27 days, 270 houses active, a seller's market even above $1.16 million. Mirabel is the new city (Domaine-Vert, Saint-Janvier, Saint-Canut), $657,000 (+8 %, +51 % in five years), 27 days, 187 houses, a seller's market below $960,000 and a buyer's market above. The choice: a $143,000 gap for the station, the parks, the woodlands and the stability of the high end in Blainville; new construction, large lots and price in Mirabel.
Blainville is $143,000 more expensive in median ($800,000 vs $657,000), for reasons of housing stock and standing: Fontainebleau and its large homes on wooded lots, Chambéry and its townhouses, an affluent, established city. Mirabel offers the new or recent home of Domaine-Vert at a lower price, on lots that are often larger, with the developer's competition holding prices. In five years, Mirabel rose more (+51 % vs +42 %) because it started lower. The condo is more expensive in Mirabel ($459,900 vs $428,500) because it is often new.

Blainville has the train station (exo Saint-Jérôme line), the equestrian park, a complete cycling network, the recreational aquatic centre, planned neighbourhoods with integrated shops (Chambéry) and an affluent population; its schools and parks are its argument. Mirabel has space (the largest farming city in the region), Domaine-Vert and its parks, the Premium Outlets, the airport and its aerospace hub, Highway 50 towards Lachute and Gatineau, but no train station. Both are car cities; Blainville adds the train.
