Living in Mirabel: the 2026 neighbourhood guide

Living on the North Shore · Mirabel · 2026 neighbourhood guide

The North Shore's new city, between the airport and the fields: what Mirabel offers, what it costs, and who it is for.

Mirabel is the North Shore city that builds the most: Saint-Janvier, Domaine-Vert North and South, Mirabel-en-Haut and Saint-Canut have added thousands of new houses since 2010 around Highway 15, Highway 50 and the airport, now an aerospace and cargo hub, with the Premium Outlets Montréal as the commercial landmark. It is also the region's largest farming city. In Q2 2026 the single-family home sold there for $657,000 (+8 % year over year, +51 % in five years) in 27 days, with 187 active listings; the condo for $459,900 (+10 %, +50 % in five years) in 42 days, the North Shore's most expensive condo because often new. Seller's market below $960,000, buyer's above.

The character of Mirabel

Mirabel is a mosaic of sectors separated by farmland. Saint-Janvier, along Highway 15 and boulevard du Curé-Labelle, is the core: city hall, shops, 1980s-to-2020s houses. Domaine-Vert North and Domaine-Vert South, near Blainville and Highway 15, are the large neighbourhoods of new 2010s-to-2020s houses, with parks and bike paths. Mirabel-en-Haut, to the north, is the sector of larger houses on large lots. Saint-Canut, to the west near Highway 50, is a former village turned neighbourhood of recent houses. Sainte-Scholastique, Saint-Benoît and Saint-Augustin remain farming villages. Mirabel airport, now an aerospace and cargo hub, and the Premium Outlets structure employment and shopping.

The neighbourhoods, and what sets them apart

Domaine-Vert North and South are the most requested sectors: new and recent houses, at or above the median, with most of the condos (new townhouses). Mirabel-en-Haut offers the large houses on large lots, above the median and often above $960,000, where the market belongs to the buyer. Saint-Janvier mixes 1980s and recent houses, at the median. Saint-Canut and the farming villages offer the entry level and the country houses, below the median, sometimes with well and septic system.

Getting around

Mirabel has no train station: exo Laurentides buses reach Blainville station, Saint-Jérôme station and Montmorency metro. Highway 15 crosses Saint-Janvier and Domaine-Vert toward Laval and the Laurentians; Highway 50 links Saint-Canut and the airport to Lachute and Gatineau; Highway 640 is to the south. The car is indispensable.

Parks, leisure and shops

Domaine-Vert park (trails, cross-country skiing, beach) and the Bois-de-Belle-Rivière regional park are the large spaces; the bike paths of the new neighbourhoods and the sector parks complete the offer. The Premium Outlets Montréal, boulevard du Curé-Labelle in Saint-Janvier and the Domaine-Vert shops are the commercial hubs.

Schools, health and services

The city falls under the Centre de services scolaire des Mille-Îles (south) and de la Rivière-du-Nord (north), and the Sir Wilfrid Laurier School Board. The Saint-Eustache hospital and the Saint-Jérôme regional hospital are the sector's hospitals. Libraries, sports complex, arenas and community centres in the main sectors.

The real estate market in Mirabel in 2026

Mirabel is a market of new and recent houses: a $657,000 median in Q2 2026 (+8 % year over year, +51 % in five years), 27 days on market, 187 active listings. The market belongs to the seller below $960,000 (2.6 to 2.9 months of inventory) and tips toward the buyer above (10.7 months), where Mirabel-en-Haut's large houses are. The condo ($459,900, +10 %, +50 % in five years) is the North Shore's most expensive because often new, sold in 42 days with 94 listings. New builds compete with resale: a seller prices with the neighbouring projects in mind.

The North Shore is the region that rose most in five years around Montreal: +52 % for the single-family home ($600,000 median in Q2 2026, +6 % year over year, 28 days on market) and +51 % for the condo ($370,000). The monthly picture is in the North Shore August 2026 report, and the comparison with the South Shore in Laval or the South Shore.

Who Mirabel is for, and who it is not for

For families who want a new or recent house with a garage and a park, Highway 15 and a price below Blainville; for those working at the airport, in aerospace or in the Laurentians. Less so for those who want a train, an old village or a dense city: Mirabel is lived by car, between sectors separated by fields.

The median single-family home was $657,000 in Q2 2026 (8% year over year, 51 % in five years), sold in 27 days according to the QPAREB, with 187 active listings. The actual price depends on the street, the lot, the year built and the condition.

New or resale in Mirabel?

Mirabel is the North Shore city where new builds are most present: a resale house is compared with the neighbouring projects, with the GCR warranty and delivery delays on one side, immediate occupancy and a mature lot on the other. The $459,900 median condo, the North Shore's most expensive, reflects that share of new construction.
