Living in Blainville: the 2026 neighbourhood guide

Living on the North Shore · Blainville · 2026 neighbourhood guide

The North Shore's city of planned neighbourhoods and large houses: what Blainville offers, what it costs, and who it is for.

Blainville is the North Shore's most expensive city and one of its most prized: planned 1990s-to-2020s neighbourhoods like Fontainebleau and Chambéry, large two-storey houses on wooded lots, parks and bike paths everywhere, the equestrian park and the woods. In Q2 2026 the single-family home sold there for $800,000 (+8 % year over year, +42 % in five years) in 27 days, with 270 active listings; the condo for $428,500 (+3 %, +51 % in five years) in 53 days. The market belongs to the seller in every range, even above $1.16 million (7.4 months of inventory), which is rare. Blainville station (Saint-Jérôme train) and Highway 15 link it to Laval and Montreal.

The character of Blainville

Blainville developed through large projects: Fontainebleau, west of Highway 15, with its upscale houses, parks and pond; Chambéry, newer, with its townhouses, semi-detached houses and integrated shops; the station and boulevard du Curé-Labelle sector, older, with 1970s-to-1990s houses; and the north, toward Sainte-Anne-des-Plaines, still rural. The equestrian park, the woods and the bike network give Blainville its image as a green, sporty city; an automotive research centre and regional head offices also make it a job hub. The city is francophone, family-oriented and one of the North Shore's most affluent.

The neighbourhoods, and what sets them apart

Fontainebleau is the priciest and most sought-after sector: large 1995-to-2015 houses, wooded lots, above the median, often above a million. Chambéry lines up the recent townhouses, semi-detached houses and condos, at the median for houses and most of the condo supply. The station and Curé-Labelle sector offers the 1970s-to-1990s houses below the median, the city's entry level. The north keeps country houses and recent developments on large lots.

Getting around

Blainville station, on the exo Saint-Jérôme line, leads to Central Station; exo Laurentides buses reach Montmorency metro. Highway 15 crosses the city toward Laval, Montreal and the Laurentians; Highway 640 links it to Boisbriand, Terrebonne and Mascouche. The car is the norm; the train serves downtown workers.

Parks, leisure and shops

Blainville's equestrian park, the woods and the bike path network are the large spaces; the recreational aquatic centre, the arenas and the Fontainebleau and Chambéry parks complete the offer. Shops are on boulevard du Curé-Labelle, in Chambéry and near the 15-640 interchange; the Faubourg Boisbriand is next door.

Schools, health and services

The city falls under the Centre de services scolaire des Mille-Îles and the Sir Wilfrid Laurier School Board; Cégep Lionel-Groulx (Sainte-Thérèse) is a neighbour. The Saint-Eustache hospital and the Saint-Jérôme regional hospital are the sector's hospitals. Library, recreational aquatic centre, arenas and community centres.

The North Shore is the region that rose most in five years around Montreal: +52 % for the single-family home ($600,000 median in Q2 2026, +6 % year over year, 28 days on market) and +51 % for the condo ($370,000). The monthly picture is in the North Shore August 2026 report, and the comparison with the South Shore in Laval or the South Shore.

Who Blainville is for, and who it is not for

For families who want a large recent house in a planned neighbourhood, parks, bike paths and an affluent city, and who have the budget; for those working in Laval or the Laurentians via the 15. Less so for those seeking the North Shore's entry price or an old village: Blainville is new, green and expensive.
