Buying a condo in Candiac or La Prairie in 2026: prices, buildings near the REM, fees and documents

Buying a condo · Candiac and La Prairie · QPAREB Q2 2026 figures

The condo that rose the most on the South Shore: +12 % in a year in Candiac and La Prairie. Here are the 2026 prices, the buildings, the share of new construction and what to read before offering.

Buying a condo in Candiac or La Prairie in 2026 means buying in the sector where the condo rose the most on the South Shore: a $450,000 median in the second quarter (+12 % year over year, +48 % in five years), 45 days on market, 157 active listings, the South Shore's second most expensive condo after Boucherville-Saint-Bruno ($500,000). The reason: the new builds of Square Candiac and the projects near Highway 30, Vieux-La Prairie and the REM's Panama station fifteen minutes away, with recent buildings pulling the median up. The whole South Shore sells its condos for $403,000 in 39 days. The pre-approved buyer who compares the new build taxes included with the resale and reads the reserve fund has the advantage.

The condo market in Candiac and La Prairie in 2026

Candiac and La Prairie (QPAREB sector 41) sold their condos for $450,000 in median in the second quarter of 2026, +12 % year over year and +48 % in five years, in 45 days, with 157 active listings. That is $47,000 above the South Shore median ($403,000, 39 days) and $46,000 above Brossard-Saint-Lambert ($404,000, where 524 listings weigh on prices). The rise comes from the product: new or recent buildings with elevator and amenities at Square Candiac and along the 30, and Candiac townhouses, sold for more than La Prairie's 1990s buildings. The monthly picture is on the South Shore's August 2026 report.

Where to buy: sectors and buildings

Square Candiac, around the exo station and boulevard Marie-Victorin, is the hub of recent buildings with elevator, gym and shops at the door: the sector's most expensive condo, and the highest fees. The streets of Candiac near André-J.-Côté park offer townhouses in co-ownership with a garage. Vieux-La Prairie sells a few conversions and small buildings with character, steps from the river and the Commune park; the rest of La Prairie, three- and four-storey buildings from the 1990s to 2010 near the 104 and the 30, the entry level (Saint-Constant and Delson, at $395,000, are the cheaper alternative right next door). The REM (Panama, Brossard) and Candiac's exo station are the two ways downtown.

New or resale in Candiac and La Prairie

New construction dominates in Candiac: GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months, and newly delivered units reselling in competition with the developer. The resale offers the 5- to 15-year-old buildings of Square Candiac (known fees, established reserve fund) and La Prairie's 1990s buildings (lower price, fund to check with the Bill 16 study). For an equal budget, compare the new build taxes included and the resale; in Candiac, the recent resale is often the best value. See reselling a new condo.

What to read before making an offer on a condo

The calendar of a condo purchase

  1. Pre-approval before the first viewing, with the condo fees included in the qualification (the lender counts 50 % of them in your ratios); see our mortgage pre-approval guide.
  2. Grouped viewings in two or three comparable buildings, with the list of documents to request.
  3. Conditional offer: inspection (10 days), financing (10 to 15 days) and review of the syndicate's documents (5 to 10 days).
  4. Notary 30 to 60 days after acceptance; condo fees and taxes are adjusted at the occupancy date.
