Buying a condo in Chambly in 2026 means buying in the South Shore's resort town, where the condo is rare and goes fast: a $412,500 median in the second quarter (+2 % year over year, +45 % in five years), 28 days on market, 62 active listings, in a city of houses ($727,000, +10 %) where co-ownership concentrates on the Chambly basin, in Vieux-Chambly near the fort and the canal, and in the recent projects of the Highway 10 and Route 112 neighbourhoods. A Chambly condo costs $62,500 more than one in Saint-Jean and $8,500 more than one in Brossard, for the basin and 25 kilometres of the 10 to Montreal. Waterfront units on the basin and the Richelieu are read on the certificate of location (flood zones). The pre-approved buyer who visits within 48 hours and has read the reserve fund is the one who buys.

The condo there is bought by the city's retirees selling their house to stay near the basin, and by young Longueuil and Brossard households who want the water at that price. The Chambly basin shore and Vieux-Chambly, around the fort, rue Bourgogne and the canal entrance, concentrate the recent buildings with a view and the conversions with character: the most expensive and sought-after condos, whose certificate of location is read for the shoreline strip and the Richelieu's flood zones. The Highway 10 and boulevard De Périgny neighbourhoods sell the 2000 to 2020 three- and four-storey buildings and townhouses, the market's volume, with the shops next door. Carignan has a few townhouses in co-ownership on large lots. Beloeil and Mont-Saint-Hilaire ($409,500, 28 days, station) are the neighbouring alternative with the train.
New construction concentrates near the 10 and on the basin (four- to six-storey projects): GCR warranty, taxes extra, GST eliminated up to a million for a first-time buyer, delivery in 12 to 24 months, and a premium for the water view. The resale is the majority: 5- to 20-year-old buildings, Vieux-Chambly conversions, immediate occupancy, tax-included price.
