Where to buy: sectors and buildings

Near boulevard Gouin and the Rivière des Prairies, Pierrefonds' recent buildings offer units with an elevator, indoor parking and sometimes a river view, above the median; that is where the choice and the negotiation are, and where the new units still on sale cap the price. Near the Roxboro-Pierrefonds and Sunnybrooke stations, the 1980s to 2000 buildings sell the West Island's cheapest neighbourhood condos, without elevator, with a reserve fund to check. Toward boulevard Saint-Charles and Dollard, the 1990s to 2010 buildings sell at the median. The future Anse-à-l'Orme REM station (western branch, no confirmed date) is western Pierrefonds' argument.

New or resale in Pierrefonds

New construction concentrates near boulevard Gouin and toward western Pierrefonds: the developer sells with a GCR warranty, taxes extra, delivery in 12 to 24 months, and the GST is eliminated on new homes up to a million for a first-time buyer. The resale offers immediate occupancy, a building whose five years of minutes can be read, and a tax-included price. For an equal budget, compare the new build taxes included with the resale: the difference often pays for the parking and storage the new build charges as extras. Our page on reselling a new condo explains what a new condo is worth at resale.

  3. Conditional offer: inspection (10 days), financing (10 to 15 days) and review of the syndicate's documents (5 to 10 days).
  4. Notary 30 to 60 days after acceptance; condo fees and taxes are adjusted at the occupancy date.
