Roxboro, around the REM station and boulevard Gouin, is the old neighbourhood, with the oldest and most affordable houses, and the shortest delays since the REM opened. Central Pierrefonds, around boulevard de Pierrefonds and Saint-Jean, is the sector of 1960s and 1970s bungalows, at the median, where the volume happens. Pierrefonds West, beyond Saint-Charles toward Sainte-Geneviève and Kirkland, lines up the newest and largest houses, above the median. The riverside, on Gouin West, is the sector of waterfront properties, above a million, where the market belongs to the buyer. The good deals of 2026: houses above $1.11 million listed for more than 60 days, and the centre's bungalows to renovate.
West Island North is the sector where the house buyer has the most choice on the island, and yet the median sells in six weeks: demand from West Island families, airport and Technoparc employees, and anglophone newcomers absorbs the supply below $1.11 million. Above, the waterfront properties and the large houses of Pierrefonds West wait for their buyer, and that is where the right price and distribution outside the west make the difference. For a buyer under a million, the strategy is to target streets within walking distance of the REM before prices fully reflect it.
