The certificate of location is the same document everywhere in Quebec, the land surveyor's report describing the property as it stands, but what it reveals changes from one city to the next: alleys and party walls in Montreal's old boroughs, flood zones along the Rivière des Prairies and the Mille Îles river, wells and septic systems in the Collines-de-l'Outaouais and the Laurentians, cadastral renovation that made many certificates outdated. The document is the same everywhere: lot boundaries, position of the buildings, servitudes, encroachments and compliance with by-laws, drawn up by a land surveyor. What changes is what it finds. In Montreal's old boroughs, it is the outdoor staircases spilling onto the sidewalk, the back-yard sheds on the neighbour's line, the alleys and their rights of way, the party walls. Along the rivers, the mapped flood zones, revised after the 2017 and 2019 floods, and the shoreline strip. In the Collines-de-l'Outaouais, the Laurentians and the rangs, the position of the well and the septic system, the private roads, the lots never surveyed. Everywhere, cadastral renovation renumbered the lots and made many certificates outdated. The price depends mostly on the property (a simple urban lot or a large wooded lot, a condo or a plex) and on the workload of the region's surveyors, more than on the city itself. A boundary determination or staking, often needed on a never-surveyed country lot, is added to the certificate. Each local guide gives the cost and delay benchmark to expect.
