Evolo Nex is Pointe-Nord's last condominium tower: the next phase, Evolo Flex (26 storeys, 314 units, delivery announced for summer 2027), is rental. It is therefore Proment's last new build on the island for an owner-occupier, with a few units still at the developer (dated "starting at" prices above) and a resale market just beginning: units listed around $750,000 to $800,000 in September 2026, asking prices and not closed sales. Two readings. For the buyer, comparing the developer's price for a new unit with the resale price of a comparable unit in Evolo X (2020), two steps away, is the most useful calculation; the Nuns' Island sector is a slow (75 days), well-supplied condo market, so there is no rush. For the seller, the building is recent, LEED Gold, steps from the REM: the price is set on the closed sales of the tower and of Evolo X, not on the island median.

On Nuns' Island the median condo sold for $613,176 in Q2 2026 (flat year over year, +22 % in five years) in 75 days: the priciest condo sector on the island after Centre, and one of the slowest, because buyers compare several towers in the same neighbourhood. Three checks before any offer, whatever the building: the reserve fund study and any past or voted special assessments (Bill 16 now requires a study), the syndicate's minutes for the last two years, and the share of rented units, which affects financing and building life. A unit listed 3 % too high in a building with ten units for sale does not get shown.
