Four sectors with a median, a $165,000 gap and delays from 29 to 93 days: here are Laval's condo prices sector by sector, from the QPAREB's second-quarter 2026 barometer.
In Laval, the median condo sold for $428,000 in the second quarter of 2026 (+3 % year over year, +37 % in five years), in 55 days, with 614 active listings, but the QPAREB sectors run from $375,000 in Fabreville (33 days) to $540,000 in Sainte-Dorothée (93 days, few sales), by way of $420,000 downtown (Chomedey, Laval-des-Rapides, Pont-Viau: 60 days, 397 listings, a buyer's market between $530,000 and $630,000) and $420,000 in Sainte-Rose, Vimont and Auteuil (29 days, the fastest). Duvernay and Saint-François sell too few condos for a quarterly median. A Laval condo costs $55,000 less than one on the island ($483,000) and $58,000 more than one on the North Shore ($370,000).

Laval's condo is two products: the towers with amenities (pool, gym, doorman) near the Montmorency, De la Concorde and Cartier stations, delivered over ten years, which make downtown's volume and its buyer's market between $530,000 and $630,000 (the large two-bedrooms and the three-bedrooms), with 397 listings and 60 days on market; and the neighbourhood condos (three- and four-storey buildings, townhouses) of Sainte-Rose, Vimont and Fabreville, cheaper, without elevator, which go in a month. Sainte-Dorothée sells rare condos, often on the water, at $540,000 on few sales: the median there moves a lot from one quarter to the next (+22 % year over year).
Laval sold its condos in 55 days in the second quarter of 2026 (54 over twelve months), against 30 days for a house: it is the segment where the buyer has the most choice and room. Downtown, inventory exceeds 8 months between $530,000 and $630,000 and the buyer leads; small units under $450,000 still go fast. In Sainte-Rose (29 days) and Fabreville (33 days), a neighbourhood condo priced at the building's level receives its offers the first weekend. For a tower seller, the price is set on the building's last three sales, often below the price paid in 2021-2022; for a buyer, it is the moment to negotiate a large unit.
