Selling a condo in Laval in 2026: 55 days, 614 competitors and a buyer's market between $530,000 and $630,000 downtown

Selling a condo · Laval · QPAREB Q2 2026 figures

Fifty-five days and 614 competing condos: in Laval, the condo seller has to stand out. Here are the 2026 figures by sector, the pricing method and the calendar.

Selling a condo in Laval in 2026 means selling in the city's slowest segment: a $428,000 median in the second quarter (+3 % year over year, +37 % in five years), 55 days on market against 30 for a house, 614 active listings. Downtown Laval (Chomedey, Laval-des-Rapides, Pont-Viau) holds 397 of those listings in its towers near the metro, at $420,000 in 60 days, with a buyer's market between $530,000 and $630,000: that is where the seller has to be the most precise. Sainte-Rose ($420,000, 29 days) and Fabreville ($375,000, 33 days) sell their neighbourhood condos in a month. The price is set on your building's sales, the presentation does the sorting among 614 competitors, and the syndicate's documents are ready before the first viewing.

The condo market in Laval in 2026, from the seller's side

Laval sold its condos for $428,000 in median in the second quarter of 2026, +3 % year over year and +37 % in five years, in 55 days, with 614 active listings. The contrast with the house (30 days) comes from supply: the towers delivered near the Montmorency, De la Concorde and Cartier stations over ten years created a stock that demand absorbs slowly, and downtown Laval is a buyer's market between $530,000 and $630,000 (the large two-bedrooms and the three-bedrooms). Small units under $450,000 still go fast, and the neighbourhood condos of Sainte-Rose and Fabreville in a month. For a seller, the difference between one month and four comes down to the day-one price relative to the building's sales and to the presentation. The monthly picture is on Laval's August 2026 report.

What makes the price, building by building

In the downtown towers, the price is set on the tower's sales in the last six months, by floor and orientation, and the unit is compared with the new units delivered next door: the view of the river or of Montreal, indoor parking, the amenities (pool, gym, doorman) included in the fees and an established reserve fund are the arguments; a large unit between $530,000 and $630,000 has to be fairly priced from day one, because the buyer visits ten of them. In the small buildings of Pont-Viau, old Chomedey, Sainte-Rose and Fabreville, the price is set on the neighbourhood's comparable buildings, and the balcony, the parking and the state of the kitchen make the gap. The Sainte-Dorothée condo ($540,000, 93 days) is rare, expensive and slow: the price is set on few sales, with caution.

How we price a condo: the building, not the sector

The sector median says nothing about your unit. A condo's price is set on the closed sales of your building and of comparable buildings (same generation, same amenities) in the last 90 to 180 days, adjusted for the floor, the orientation, the view, the parking, the storage and the condition; then we look at what is for sale right now in the building and next door, including the neighbouring developer's new units taxes included: that is your real competition. A condo listed 3 % above the building's sales in a 50-day market is not visited, it is compared. We show you the sales, not a promise.

The documents the buyer will ask for, ready before launch

The calendar that works for a condo

  1. Weeks -4 to -2: document request to the syndicate (count two weeks), certificate of location, seller's declaration, invoices.
  2. Weeks -2 to -1: decluttering, neutral paint, professional cleaning; the common areas get photographed too (lobby, gym, pool, terrace).
  3. Launch day, a Thursday: professional photos and video, floor plan, dedicated page, Centris, targeted campaigns aimed at the sector's condo buyers, in English and French.
  4. The first weekend: grouped viewings, offers conditional on the documents (5 to 10 days), the inspection and the financing.
  5. Through to the notary: 30 to 60 days; condo fees and taxes are adjusted at the occupancy date.

Frequently asked questions

How long does it take to sell a condo in Laval?

55 days in median in the second quarter of 2026: 29 days in Sainte-Rose, 33 in Fabreville, 60 downtown, 93 in Sainte-Dorothée. A small unit priced at the building's level goes in a month; a large tower unit between $530,000 and $630,000 takes two to four months if the price is not right.

Should you renovate a condo before selling it?

Rarely fully: in a tower, the buyer pays for the floor, the view and the amenities; neutral paint, clean floors and decluttering are enough. In a neighbourhood condo, an updated kitchen and bathroom pay back.

Does a special assessment or a thin reserve fund prevent a sale?

No, if it is documented before the offer: a voted special assessment is paid or negotiated in the price; a thin fund is presented with the Bill 16 study and the syndicate's plan. The surprise in the minutes after the offer is what kills the sale.

What does selling a condo cost?

The broker's compensation, agreed in the contract; the certificate of location of the private portion if outdated (often $800 to $1,500 for a unit); the syndicate's document fees (variable); the mortgage penalty if you break a term; the notary's fees for the discharge.
