Downtown Laval (Chomedey, Laval-des-Rapides, Pont-Viau) holds 397 of those listings in its towers near the metro, at a $420,000 median in 60 days, with a buyer's market between $530,000 and $630,000: that is where negotiation happens. Sainte-Rose ($420,000, 29 days) and Fabreville ($375,000, 33 days) sell their neighbourhood condos much faster; Sainte-Dorothée ($540,000, 93 days) sells few and dear. The contrast with the house ($633,500, 30 days) comes from supply: the towers delivered near the Montmorency, De la Concorde and Cartier stations over ten years, plus the REM deliveries to the west, created a stock that demand absorbs slowly. As a result, downtown Laval is a buyer's market between $530,000 and $630,000 (the large two-bedrooms and the three-bedrooms of the towers) and balanced above; small units under $450,000 still go fast. Where to buy: sectors and buildings

Downtown (Chomedey, Laval-des-Rapides) is the market of towers with amenities (pool, gym, doorman) within walking distance of the metro, Collège Montmorency and Centropolis: that is where the choice and the negotiation are, and where condo fees are highest. Pont-Viau and old Chomedey offer small buildings and converted condos, cheaper and without elevator. Sainte-Rose and Vimont sell neighbourhood condos near the village and the stations, in 29 days: you have to be quick. Fabreville has Laval's cheapest condos ($375,000), in three- and four-storey buildings from the 1990s to 2010 near Highway 13. Duvernay and Saint-François have too few sales for a quarterly median. Sainte-Dorothée sells rare and expensive condos ($540,000), often on the water.

New or resale in Laval

New construction dominates downtown and the west (REM): the developer sells with a GCR warranty, taxes extra, delivery in 12 to 24 months, and the GST is eliminated on new homes up to a million for a first-time buyer. The resale offers immediate occupancy, a building whose five years of minutes can be read, and a tax-included price; in a 60-day buyer's market, it negotiates.   1. Pre-approval before the first viewing, with the condo fees included in the qualification (the lender counts 50 % of them in your ratios); see our mortgage pre-approval guide.
  2. Grouped viewings in two or three comparable buildings, with the list of documents to request.
  3. Conditional offer: inspection (10 days), financing (10 to 15 days) and review of the syndicate's documents (5 to 10 days).
