Selling a house in Quebec costs, in 2026, between 6% and 9% of the sale price depending on the case, almost all of it deducted at the notary. On a $600,000 house with a $300,000 mortgage, the typical account: 5% commission with taxes, $34,492; discharge of the mortgage prepared by the notary, a few hundred dollars; certificate of location if yours is outdated, $1,200 to $2,500; prepayment penalty if the loan is paid off before the end of the term, three months' interest ($3,180 on $300,000 at 4.24%) or the interest rate differential if higher; adjustments of municipal and school taxes paid in advance, refunded by the buyer; preparation and repairs, $0 to $5,000; moving, $1,000 to $3,000. The buyer pays their own notary, welcome tax and inspection: the seller contributes nothing to those. What is left, the net proceeds, is the price minus mortgage, commission, penalty and fees.

What the seller does not pay

The notary fees for the deed of sale (the buyer chooses and pays the notary, except for the discharge), the welcome tax (buyer), the pre-purchase inspection (buyer), CMHC insurance (buyer). The seller pays capital gains tax only if the house was not their principal residence for every year of ownership (cottage, plex, rented house); the principal residence is exempt but must be reported on the sale.

Three ways to lower the bill

Port the mortgage instead of paying it off (no penalty if you buy again within the lender's window, often 90 to 120 days); order the certificate of location as soon as you decide to sell to avoid a rush and a renegotiation; and price on closed sales on the street, because an overpriced house that sits costs more in price cuts than all the fees combined.
