In the Bas-Saint-Laurent, the cottage was the pandemic asset: +47% in two years, 55 sales in the record year, and a price that kept rising since. The 2020-2021 buyers, pushed by remote work, emptied the stock of four-season cottages; what has sold since is farther or more rustic, and it still costs $234,500. For a seller, the cottage sells on its lake and season comparables, not on the regional median; for a buyer, the cottage price has moved close to that of a house ($395,000 in the region's tracked cities), and financing a second home requires a larger down payment. Land prices in the region, often the first step toward a cottage, are in land prices in the Bas-Saint-Laurent.
One price and one number of sales per year for Bas-Saint-Laurent as a whole. What the page measures: the price at which the middle cottage sold each year and how many sold. What it does not measure: the price per square foot, water access, the number of seasons, or cottages sold without a broker. The cottage, here, is a single-family house whose Centris listing carries the Recreational zoning: a second or primary residence in a recreational zone, by a lake, in the mountains or in the woods, sold through a broker. Cottages in ordinary residential zones and sales without a broker are not included. For a specific cottage, a broker from the team pulls sales from the same lake and sector.

The median cottage rose +249% in ten years in the Bas-Saint-Laurent, including +47% between 2019 and 2021, the two years when remote work sent city households to the lakes: 33 sales in 2021 against 34 in 2019. Since 2021, +38%.
