Single-family and Condominium categories, all municipalities of the region, median sale price and number of sales by year, Centris (Matrix), harvested on the night of October 13 to 14, 2026. Condo: median published from 10 sales in the year. 2026: January to September.

In the Montérégie, the median house at $590,000 places the region among Quebec's most expensive, and the +131% increase in ten years closed the door on some first-time buyers: at $395,000, the condo has become the entry point, at 0.67 times the house price. For a seller, the price is set on recent sales in the city, not on the regional median, which mixes 18 different cities; for a buyer, the gaps between cities of the same region are the room to manoeuvre: from $391,750 (Sorel-Tracy) to $1,120,000 (Saint-Lambert) among our tracked cities. The region's land prices are in land prices in the Montérégie; cottage prices, in cottage prices in the Montérégie.
Two Centris (Matrix) queries per region, same settings: Single-family then Condominium category, all municipalities of the administrative region, median sale price and number of sales by calendar year over ten years, harvested on the night of October 13 to 14, 2026; 2026 counts January to September. The median price splits the year's sales in two; it moves with the mix of what sold, and a region where more new or waterfront houses sell one year sees its median rise without every house being worth more. The condo price is published only for years with 10 or more sales.
$590,000 in median in 2026 (January to September, 9,903 sales), against $255,000 in 2016 and $445,629 in 2021, all municipalities of the region combined. Our tracked cities run from $391,750 to $1,120,000.
