In the Montérégie, the cottage rose less than in other regions, +86% in ten years, and the 2020-2021 wave was shorter there: 16 sales in 2021 against 30 in 2025. It is a region where a cottage is still a cottage, $322,000 in median, far from house prices: the second-home buyer still finds a lake there without paying a second suburban mortgage. For a seller, the buyer pool is more seasonal and farther away, and the time to sell longer; the price is set on sales from the same lake or sector over the past two years. Land prices in the region, often the first step toward a cottage, are in land prices in the Montérégie.
