In Westmount, the ten-year increase is largely inflation: +65% posted, +26% of true gain. An owner who bought in 2016 gained purchasing power, but less than the price curve suggests, and one who bought in 2022 lost in constant dollars. For a seller, it means the asking price must follow recent sales and not the memory of 2022; for a buyer, it is a market where the real price is stable, so the choice of house matters more than the choice of timing. Each year's price is the median price of single-family houses sold in Westmount (Centris, September 16, 2026 query). The CPI is Statistics Canada's all-items consumer price index for Quebec (table 18-10-0004), annual average; 2026 is the average of January to August. The price in 2026 dollars multiplies the year's price by the ratio of the 2026 CPI to the year's CPI: it is what the same house would have cost if the dollar had not lost value. The real increase is the increase of that adjusted price; it measures the gain in purchasing power, not the gain in dollars.

Yes: -15% in constant dollars since 2022, even though the posted price rose -5%. The real peak is 2022 and the house is 15% below it in 2026.
Because inflation is the true benchmark. An investment that makes +65% in ten years while the cost of living rises 31.5% returns +26% of purchasing power, or 2.3% a year; that is the figure to compare with a TFSA or with rent, not the posted curve.
