A house in Longueuil costs $623,000 in median in Vieux-Longueuil in the second quarter of 2026 (+6 % year over year, +36 % in five years), sold in 21 days, and $602,500 in Saint-Hubert (+5 %, 29 days), with 169 and 135 houses active and a seller's market in every range. Behind those medians, the price runs from $480,000 for an original-condition 1950s to 1970s bungalow in the north or east to more than $900,000 for a renovated older home in Vieux-Longueuil or a large riverfront property. The condo costs $385,000 (Vieux-Longueuil) and $376,500 (Saint-Hubert). Here are the figures by sector, what each budget buys and what makes the price.
Vieux-Longueuil (QPAREB sector 43) sold its median house for $623,000 in the second quarter of 2026, +6 % year over year and +36 % in five years, in 21 days (29 over twelve months), with 169 houses active (+25 %); Saint-Hubert (sector 44), $602,500 (+5 %, +36 %) in 29 days with 135 houses (-23 %). Longueuil is $180,000 cheaper than Brossard ($803,000) and Boucherville ($800,000), its neighbours, and $25,000 cheaper than the whole South Shore ($648,500). Year over year, Vieux-Longueuil rose 6 % and Saint-Hubert 5 %, more than the South Shore (+2 %): Longueuil is catching up with its more expensive neighbours. In five years, +36 % on both sides, in line with the South Shore (+39 %). The 21-day delay in Vieux-Longueuil is the South Shore's shortest after Boucherville (20): demand for the metro and Vieux-Longueuil exceeds supply.
