Longueuil sells in 21 days, but supply is up a quarter: the house priced at its street's level goes the first weekend, the overpriced one waits. Here are the 2026 figures, the pricing method and the calendar.
Selling a house in Longueuil in 2026 means selling in one of the South Shore's fastest markets: a $623,000 median for the single-family home in Vieux-Longueuil in the second quarter (+6 % year over year, +36 % in five years), 21 days on market, 169 houses active (+25 %), and a seller's market in every range, with only 3.8 months of inventory even above $920,000. The price is set street by street: the older homes of the historic district and the streets near the Longueuil metro above the median, the 1950s to 1970s bungalows of the north and east below it, with the Saint-Hubert borough ($602,500, 29 days) as the cheaper neighbour. A condo ($385,000, 41 days, 256 listings, +57 %) calls for a different strategy. The method: the closed sales of the street, a fair price from day one, a full launch on Thursday, offers on Monday.
Vieux-Longueuil (QPAREB sector 43) sold its median house for $623,000 in the second quarter of 2026, +6 % year over year and +36 % in five years, in 21 days (29 over twelve months), with 169 houses active (+25 %); the condo sold for $385,000 (flat) in 41 days with 256 listings (+57 %). The market is the seller's in every range, from 2.0 months of inventory between $310,000 and $460,000 to 3.8 months above $920,000: a fairly priced house receives several offers. The Saint-Hubert borough (sector 44) sold for $602,500 in 29 days with 135 houses active. The historic district and the streets around rue Saint-Charles and the Longueuil-Université-de-Sherbrooke metro sell the older homes and the renovated plexes above the median: character, walkability and the metro make the gap. The 1950s to 1970s bungalows of the north (near Parc Michel-Chartrand) and the east sell below the median, where condition and the finished basement make the gap. Along the river and boulevard Marie-Victorin, the large lots sell on few comparables. Saint-Hubert, the cheaper neighbour, sells the 1970s to 1990s cottages near the airport and the exo station at $602,500.
