The condo takes 42 days ($459,900, 94 listings). The delay depends on the sector (Saint-Janvier and Domaine-Vert sell recent homes fast, Saint-Augustin and Saint-Canut sell large lots more slowly), the range (2.6 months of inventory between $480,000 and $800,000, but 10.7 months above $960,000, a buyer's market) and the day-one price: a recent home priced at its sector's closed sales receives its offers the first weekend; a large property above $960,000 waits for its buyer.

The market is the seller's up to $960,000 (2.6 to 2.9 months of inventory) and the buyer's above (10.7 months): the North Shore's sharpest gap between the family home and the large property. The fast ones: Saint-Janvier and Domaine-Vert, where the 2010 to 2025 homes are compared with identical neighbours and where the buyer who missed the new build buys the resale; Saint-Canut and its recent cottages near Highway 15. The middle: Saint-Augustin and Sainte-Scholastique, where lots are larger and comparables fewer. The slow ones: the properties above $960,000 (large lots, hobby farms, custom homes), where the buyer leads with 10.7 months of inventory and compares with Blainville and Saint-Jérôme; the well, the septic, the agricultural zoning and an up-to-date certificate of location save weeks there. For condos, the Saint-Janvier buildings sell in six weeks.
