Boisbriand and Sainte-Thérèse form the heart of the northern ring between Laval and Blainville: Sainte-Thérèse, an old town with a dense downtown, Cégep Lionel-Groulx, the station, Old Sainte-Thérèse and its plexes; Boisbriand, a 1970s-to-2000s suburb with the Faubourg Boisbriand, a large mixed neighbourhood built on the former car plant, the Rivière des Mille Îles and Highways 15, 13 and 640. In Q2 2026 the single-family home sold there for $640,000 (+5 % year over year, +47 % in five years) in 29 days, with only 96 active listings; the condo for $371,000 (-7 %) in 42 days. Sainte-Thérèse is the historic central town of the Lower Laurentians: a downtown with the church, the square, rue Blainville and its shops, Cégep Lionel-Groulx, the station, and neighbourhoods of 1920s-to-1970s plexes and houses around it. Boisbriand, next door, is a suburb born in the 1960s: bungalows and cottages on curving streets, the Grand Coteau and its more upscale houses, the Rivière des Mille Îles to the south, and since 2008 the Faubourg Boisbriand, a neighbourhood of townhouses, condos, offices and shops on the site of the former GM plant. The two towns share Highways 15, 13 and 640, which makes them the North Shore's most connected point.
Old Sainte-Thérèse and downtown concentrate the plexes, condos and old houses, at or below the median, with neighbourhood life on foot. Sainte-Thérèse's residential neighbourhoods (toward Blainville and Rosemère) line up the 1950s-to-1980s houses, at the median. In Boisbriand, the Grand Coteau and the streets near the river are above the median, often above $920,000 for the largest, where the market belongs to the buyer; the Faubourg Boisbriand offers the recent townhouses and condos; the 1960s and 1970s neighbourhoods of central Boisbriand are the house entry level.
Sainte-Thérèse station, on the exo Saint-Jérôme line, leads to Central Station; exo Laurentides buses reach Montmorency metro via Highway 15 in a few kilometres. Highways 15, 13 and 640 cross in the sector: Laval, Montreal, the airport and the Laurentians are all in direct reach. It is the North Shore sector where you can most easily do without a car to get downtown.
The Rivière des Mille Îles park in Boisbriand, the Grand Coteau and the neighbourhood parks are the large spaces; the arenas, the pools and the Lionel-Groulx theatre in Sainte-Thérèse complete the offer. Shops are at the Faubourg Boisbriand, on rue Blainville and boulevard du Curé-Labelle in Sainte-Thérèse, and near the 15-640 interchange.
The sector falls under the Centre de services scolaire des Mille-Îles and the Sir Wilfrid Laurier School Board; Cégep Lionel-Groulx is in Sainte-Thérèse. The Saint-Eustache hospital is the nearest; the Cité-de-la-Santé hospital (Laval) is one bridge away. Libraries, arenas, pools, theatre.

The condo ($371,000, -7 % year over year, +43 % in five years) sells in 42 days with 68 listings; the dip reflects the mix of sales.

The North Shore is the region that rose most in five years around Montreal: +52 % for the single-family home ($600,000 median in Q2 2026, +6 % year over year, 28 days on market) and +51 % for the condo ($370,000). For those who want the North Shore one bridge from Laval, with a CEGEP, a station, an old downtown and the Faubourg, in a house under $700,000 or a condo under $400,000; for students and young households in Sainte-Thérèse. Less so for those who want a large new house at a moderate price: supply is thin and the high end negotiates.
