The neighbourhood of universities and hospitals, where half the residents were born abroad: what it costs and who it is for.
Côte-des-Neiges is Montreal's university and hospital neighbourhood, on the western flank of Mount Royal: the Université de Montréal, HEC and Polytechnique, Saint Joseph's Oratory, the Jewish General Hospital, CHU Sainte-Justine and five metro stations. It is also the city's most multicultural neighbourhood, with apartment buildings, walk-ups and condos along Côte-des-Neiges, Van Horne and Décarie, and streets of semi-detached houses and duplexes in Snowdon and toward Côte-Saint-Luc. The QPAREB groups it with Côte-Saint-Luc: in Q2 2026 the single-family home sold there for $1,164,500 (+10 % year over year) in 29 days, the condo for $540,000 (+6 %) in 54 days, with 341 active listings: a balanced market between $260,000 and $650,000.
Côte-des-Neiges is a neighbourhood of tenants, students and newcomers that has become, building by building, a neighbourhood of condos: along chemin de la Côte-des-Neiges, avenue Van Horne, boulevard Décarie and rue Jean-Talon West, apartment buildings from the 1930s to 1970s, brick walk-ups and recent condos; in Snowdon and toward Côte-Saint-Luc, streets of semi-detached houses, duplexes and brick cottages from the 1930s to 1950s. Mount Royal, Saint Joseph's Oratory and the Université de Montréal campus close the east; the Décarie Expressway cuts the west. The shops of Côte-des-Neiges and Victoria, the Filipino, Vietnamese, Russian, Moroccan, Jewish and South Asian restaurants describe the neighbourhood better than statistics.
Upper Côte-des-Neiges, between the Oratory and the University, is the most prized sector, with quality old apartments and the mountain on foot. Snowdon, around the station of the same name and avenue Queen-Mary, is the sector of semi-detached houses and duplexes, prized by families. The centre, between Van Horne and Jean-Talon, is the densest and most affordable, with the large rental complexes. Côte-Saint-Luc and Hampstead, separate cities, complete the QPAREB sector with their detached houses and condos; our listing at 5790 avenue Rembrandt shows its entry level.
The blue line serves Côte-des-Neiges, Université-de-Montréal and Snowdon (transfer to the orange line); the orange line stops at Snowdon, Côte-Sainte-Catherine and Plamondon, then Namur. Buses on Côte-des-Neiges, Van Horne, Décarie and Queen-Mary complete the network. The Décarie Expressway (15) crosses the neighbourhood and leads to Laval as to Highway 20. It is easy to live there without a car.
Mount Royal (the park, Notre-Dame-des-Neiges cemetery, the trails) is the neighbourhood's great space; Parc Kent, Parc Martin-Luther-King and Parc Van Horne are the neighbourhood parks, with the sports centre and pool. Chemin de la Côte-des-Neiges, avenue Victoria, Queen-Mary and Van Horne line up the shops; Plaza Côte-des-Neiges is the neighbourhood's shopping centre.
The borough falls under the Centre de services scolaire de Montréal and the English Montreal School Board; the Université de Montréal, HEC Montréal, Polytechnique and several private colleges are on the territory. CHU Sainte-Justine and the Jewish General Hospital are the neighbourhood's two major hospitals, and the McGill University Health Centre (Glen site) is next door. Library, pools, community centre.

The condo ($540,000, +6 %, +17 % in five years) sells in 54 days with 341 listings: buyer's market below $260,000 and between $650,000 and $780,000, balanced in between, seller's above $780,000. It is a condo market where you take your time.

For those who study or work in the universities and hospitals and want to live within walking distance of their job, the metro and the mountain; for an investor renting to that pool; for families looking for a semi-detached house in Snowdon. Less so for those who want a calm, homogeneous street or easy parking: Côte-des-Neiges is dense, lively and noisy on its arteries.
