Living in Outremont: the 2026 neighbourhood guide

Living in Montreal · Outremont · 2026 neighbourhood guide

The island's most elegant neighbourhood, where prices have not moved in five years: what that means for anyone buying or selling there in 2026.

Outremont is the borough of large pre-war stone and brick houses, planted avenues (Bernard, Laurier, Van Horne), English-style parks (Outremont, Beaubien, Joyce) and the Université de Montréal on Mount Royal's northern slope, extended by the MIL campus. The APCIQ files it in the Centre sector with Westmount, Mount Royal and Hampstead: in Q2 2026 houses sold for $1,980,000 (-3 %) in 64 days and condos for $770,000 (-1 %) in 71 days; it is the only island sector whose houses gained just 1 % in five years, and the only one where the very high end (above $2.93 million) is a buyer's market. Outremont, Édouard-Montpetit and Acadie metro.

The character of Outremont

Outremont is a city within the city, a former municipality now merged, that kept its character: greystone and red-brick houses from 1900 to 1940, bourgeois duplexes, streets planted with maples and oaks, and three shopping avenues (Bernard, Laurier, Van Horne) where cafés, bakeries, bookshops and restaurants make neighbourhood life. Mount Royal and the Université de Montréal close the south; the MIL campus, on the former rail yard, opens the north toward Parc-Extension. The Hasidic community, present for generations, is part of the neighbourhood's identity. Outremont is calm, green, academic and expensive.

The neighbourhoods, and what sets them apart

Upper Outremont, on Mount Royal's slope (around Maplewood, Springgrove, Pagnuelo), lines up the largest properties in the neighbourhood and the island. The Laurier and Bernard avenues area, in the centre, is the liveliest, with its duplexes and handsome apartments. Lower Outremont, toward Van Horne, Acadie and the MIL campus, is more accessible, with plexes and recent condos near Acadie station. The Mile End to the east and Town of Mount Royal to the west are the neighbours it is compared with.

Getting around

The blue line serves Outremont at Outremont, Édouard-Montpetit (Université de Montréal) and Acadie stations. Buses on Côte-Sainte-Catherine, Van Horne, Laurier and du Parc complete it. Mount Royal is crossed by bike and on foot toward downtown; by car, Highway 15 (Décarie) and the Metropolitan are close.

Parks, leisure and shops

Outremont Park and its pond, Beaubien Park, Joyce Park and Saint-Viateur Park are the neighbourhood parks; Mount Royal (the park, the cemeteries, the lookouts) is at the end of the street. Avenues Bernard, Laurier and Van Horne concentrate the shops, with the Théâtre Outremont; Jean-Talon Market and the Mile End are within walking distance.

Schools, health and services

The borough falls under the Centre de services scolaire Marguerite-Bourgeoys and the English Montreal School Board, with several reputed private colleges nearby; the Université de Montréal, HEC Montréal and Polytechnique are on its territory or at its edge. CHU Sainte-Justine and the Jewish General Hospital are neighbours. The Robert-Bourassa library, a pool and arenas on site.

The real estate market in Outremont in 2026

Outremont reads in the APCIQ's Centre sector (with Westmount, Mount Royal and Hampstead): house at $1,980,000 (-3 % year over year, only +1 % in five years, when the island did +21 %), condo at $770,000 (-1 %, +19 %), 64 and 71 days on market. The market still favours sellers below $2.44 million, is balanced up to $2.93 million, and favours buyers beyond (17.9 months of inventory): it is the Montreal high end that negotiates most in 2026. A seller documents the price on closed sales on their street; a buyer has, for the first time in a long while, time.

In August 2026 the island of Montreal sold single-family homes for $820,000 (+2 %) in 57 days and condos for $475,000, with record listings downtown; the monthly picture is in the island's August 2026 report and the Montreal condo market.

Who Outremont is for, and who it is not for

For those who want the island's finest residential setting, schools and universities on foot, elegant shopping avenues and Mount Royal, and have the budget. For a seller, it is the year of precision on price. Less so for those chasing returns: Outremont prices have not moved in five years, and the square foot costs more here than anywhere else on the island.

Frequently asked questions

How much does a condo cost in Outremont?

The sector's median condo was $770,000 in Q2 2026 (-1 % year over year, 19 % in five years), sold in 71 days according to the APCIQ. The actual price depends on the building, the floor and the condition.

And a house or a plex?

The median single-family home was $1,980,000 in Q2 2026 (-3 % year over year), in 64 days. Plexes (2 to 5 units) make up a large share of the housing stock; their price is documented on closed sales on the street, not on a borough average.

Why haven't Outremont prices risen?

The APCIQ's Centre sector (Outremont, Westmount, Mount Royal, Hampstead) started very high in 2021 and gained only 1 % in five years for houses, against +21 % for the island: the high end landed before the others. It is an opportunity for the buyer above $2.4 million, and a call for precision for the seller.
