Duvernay is the sector of eastern Laval's large houses: wide streets of 1960s-to-1980s cottages and bungalows on large lots, Old Duvernay near the Rivière des Prairies, and Val-des-Brises, the neighbourhood of new 2000s-to-2020s houses toward Highway 25. In Q2 2026 the single-family home sold there for $735,000 (+5 % year over year, +32 % in five years) in 34 days, with only 77 active listings, an inventory that is shrinking; the condo is too rare there for a median (39 listings) but gained 50 % in five years. Seller's market in every range, including above $1.07 million. The Pie-IX bridge and Highway 25 lead to Montréal-Nord, Ahuntsic and the island's east.
Duvernay was built in the 1960s and 1970s as eastern Laval's affluent suburb: wide tree-lined streets, two-storey cottages and bungalows on 6,000-to-10,000-square-foot lots, double garages, and boulevard Lévesque running along the Rivière des Prairies with its waterfront houses. Old Duvernay, near the river and the Pie-IX bridge, keeps a few old houses. Duvernay-Est, toward Highway 25, and Val-des-Brises, developed since 2000 around a central park, offer Laval's most recent houses, with a strong Italian, Lebanese and Maghrebi population. It is a calm, family, residential sector lived by car.
Southern Duvernay, along boulevard Lévesque and the river, is the sector of large properties and waterfront houses, above the median. The centre, around boulevard de la Concorde and boulevard Vanier, lines up the 1970s cottages that make the volume, at the median. Val-des-Brises, to the northeast, is the market of new and recent houses, the priciest per square foot, with the sector's rare condos. Duvernay-Est, toward Saint-Vincent-de-Paul, offers the most accessible original bungalows.
Duvernay has neither metro nor train station: STL buses reach the Cartier terminus and Montmorency metro. The Pie-IX bridge leads to Montréal-Nord and the Pie-IX bus rapid transit; Highway 25 and the Olivier-Charbonneau bridge lead to Anjou, the island's east and the North Shore; Highway 440 crosses the north of the sector toward the Carrefour Laval. It is one of Laval's best-placed sectors for anyone working in eastern Montreal or Terrebonne.
The Centre de la nature, Laval's great park with its lake, farm and trails, is at the sector's limit in Saint-Vincent-de-Paul; within Duvernay, the Val-des-Brises park, the boulevard Lévesque banks and neighbourhood parks with arenas and pools. Shops are on boulevard de la Concorde, boulevard Vanier and near Highway 25; the Carrefour Laval is a few kilometres away via the 440.
The sector falls under the Centre de services scolaire de Laval and the Sir Wilfrid Laurier School Board. The Cité-de-la-Santé hospital (Vimont) is Laval's hospital; Hôpital du Sacré-Cœur and Hôpital Fleury, in Montreal, are across the bridge. The Marius-Barbeau library serves the sector; neighbourhood arenas and pools.

For families who want a large house on a large lot, quiet streets and quick access to eastern Montreal and the North Shore; for those looking for a recent house in Val-des-Brises. Less so for those who want a train, a metro or a condo: Duvernay is lived by car, and its thin supply requires being ready to offer fast.
