Eastern Laval, between two rivers and fields: what Saint-François and Saint-Vincent-de-Paul offer, what they cost, and who they are for.
Saint-François and Saint-Vincent-de-Paul form eastern Laval, between the Rivière des Prairies and the Rivière des Mille Îles: Old Saint-Vincent-de-Paul and its church near the Pie-IX bridge, the Centre de la nature, Laval's great park, and Saint-François, the most rural sector of Île Jésus, with its farmland, its rangs and its recent developments toward Highway 25. It is Laval's second-cheapest sector for houses, a $552,944 median in Q2 2026 (+2 % year over year), and the one that rose most in five years (+43 %), in 33 days. Condos are almost absent (12 listings). Seller's market below $830,000, buyer's above. The Olivier-Charbonneau bridge (Highway 25) leads to Anjou and the North Shore.
Saint-Vincent-de-Paul is an old Île Jésus village, around its church and boulevard Lévesque, which runs along the Rivière des Prairies facing Montréal-Nord: old houses, duplexes and post-war bungalows, and the Centre de la nature, a former quarry turned into Laval's great park with its lake, farm and trails. Saint-François, farther east, is rural Laval: farmland, rangs, country houses and, since the 1990s, neighbourhoods of new houses around montée Masson and boulevard des Mille-Îles, up to the island's tip where the two rivers meet. The sector is calm, family-oriented, sparsely built, and draws those who want space at Laval's lowest price.
Old Saint-Vincent-de-Paul and boulevard Lévesque, near the Rivière des Prairies and the Pie-IX bridge, line up the old houses and the waterfront properties, above the median, in a sector that approaches Duvernay. Central Saint-Vincent-de-Paul, around the Centre de la nature and boulevard de la Concorde East, offers the post-war bungalows that make the volume. Saint-François, toward montée Masson and Highway 25, lines up the new and recent houses, at or above the median; the eastern tip of Saint-François and its rangs keep the country houses and the largest lots, at prices sometimes below the median but with well and septic system.
The sector has neither metro nor station: STL buses reach the Cartier terminus and Montmorency metro. The Pie-IX bridge leads to Montréal-Nord and the Pie-IX bus rapid transit; Highway 25 and the tolled Olivier-Charbonneau bridge lead to Anjou, eastern Montreal, Terrebonne and Mascouche; Highway 440 reaches the rest of Laval. The car is indispensable, and Highway 25 is the reason the sector developed.
The Centre de la nature (lake, farm, trails, winter sliding) is Laval's great park and the east's leisure heart; the banks of both rivers and neighbourhood parks complete the offer. Shops are on boulevard de la Concorde East, boulevard Lévesque and montée Masson; big-box stores are toward Highway 25 and in Duvernay.
The sector falls under the Centre de services scolaire de Laval and the Sir Wilfrid Laurier School Board. The Cité-de-la-Santé hospital (Vimont) is Laval's hospital; Montréal-Nord's and Ahuntsic's hospitals are across the Pie-IX bridge. Saint-Vincent-de-Paul and Saint-François libraries, neighbourhood arenas and pools.

The market belongs to the seller in every range below $830,000 (0 to 4.8 months of inventory) and to the buyer above (11.4 months), where the waterfront properties and Saint-François's large new houses are. Condos are marginal (12 listings).

For families who want space, countryside twenty kilometres from downtown and a great park, at eastern Laval's lowest price; for those working in eastern Montreal or Terrebonne via Highway 25. Less so for those who want a train, a metro, a condo or a shopping street: eastern Laval is rural, calm and lived by car, toll included.
