Here is the number nobody publishes about Montreal's most prestigious market: in five years, the median house in the Outremont, Mount Royal, Westmount and Hampstead sector gained 1%. One percent. While the South Shore gained 26 to 42%.
According to the APCIQ barometer for the second quarter of 2026, Montreal's Centre sector, which groups Outremont, Town of Mount Royal, Westmount and Hampstead, shows a median single-family price of $1,980,000, down 3% year over year, an average of 64 days on market, up 8, and 119 sales, down 6%. Over five years the median has gained only 1%, versus 26% to 42% across the South Shore sectors. Condominiums sit at $770,000, down 1%, in 71 days, with inventory up 18%. It is a buyer's market at the top end, and a historic arbitrage opportunity for households selling in the centre to buy in the suburbs. Sector volume fell 11% in a year. And the most important line is the last one: while nearly all of Quebec doubled or close to it, the median house of Montreal's golden triangle stood still. Over the same five years, single-family homes gained 26% in Brossard/Saint-Lambert, 36% in Vieux-Longueuil and 42% in the South Shore's southwest sector.
This is not a collapse, it is a summit plateau: the sector started very high, and the pool of buyers able to follow at $2M and up thinned with interest rates. The result: 64 days on market, negotiable prices, and a balance of power that changed sides without a headline.

For an owner in the sector, the stagnation has a spectacular upside: the spread with the periphery has never been this playable in this direction.
Selling a median property at $1,980,000 and rebuying at $803,000 in Brossard, $820,000 in Candiac or $623,000 in Vieux-Longueuil frees more than a million dollars while staying twenty minutes from downtown via the REM or the bridges. The reverse holds for the patient buyer: this is the best entry context in years. Receding prices, long delays, sellers who listen: inspection and financing conditions are negotiable again.

It is the most favourable arbitrage of the current cycle: a sale at the sector median of $1,980,000 allows a purchase at $803,000 in Brossard or $623,000 in Vieux-Longueuil, freeing over a million dollars while staying close to downtown via the REM. The sector's five-year stagnation against the South Shore's 26 to 42% growth makes the math better than it has ever been. Sequencing and bridge financing are planned before listing.
