The choice is made on the job, the language, the lifestyle and accepting a market where you have to be fast.
The island of Montreal is $349,250 more expensive in median for a house ($834,250 vs $485,000) and $148,000 for a condo ($483,000 vs $335,000). But the sectors mirror each other: Montréal-Nord ($525,000) costs the price of Les Rivières ($500,000); Sainte-Foy-Sillery ($640,000) that of Mercier-Hochelaga ($627,750); and the Limoilou condo ($325,000) that of Pointe-de-l'Île ($345,000). In five years, Quebec City rose 63 % and the island 21 %: Quebec City caught up part of its lag, but remains at 58 % of Montreal's house price. For a household that can choose its city, the $350,000 difference on the house is $1,700 less per month.

Montreal has the metro (four lines), the REM, four universities, head offices, university hospitals, the international airport, downtown, Mount Royal, the river, nineteen bilingual, multicultural boroughs, and a life without a car in its central neighbourhoods. Quebec City has Université Laval, the public service, the CHU hospitals, Old Quebec and the Upper Town, the Plains of Abraham, the river and Lévis across it, the future tramway, the airport, a 95 % francophone city and a life by car except in the central neighbourhoods (Montcalm, Saint-Roch, Limoilou).
