NDG is Monkland, the brick cottages and the anglophone families; Côte-des-Neiges is the Université de Montréal, Sainte-Justine hospital, chemin de la Côte-des-Neiges and a condo $71,000 cheaper. The choice is made on the neighbourhood's language, the property type and the market's speed.
NDG is $82,500 more expensive for a house ($1,247,000 vs $1,164,500) and $71,250 more for a condo ($611,250 vs $540,000). But both medians hide neighbours that pull them: Montreal West for NDG, Hampstead and Côte-Saint-Luc for Côte-des-Neiges. On the streets, a Monkland rowhouse and a Côte-Saint-Luc home sell at similar prices; the Côte-des-Neiges condo, often older and smaller, is the real gap. Year over year, Côte-des-Neiges rises (+10 %) and NDG dips (-5 %); in five years, both sit around +20 %, half the rise of the suburbs.

Côte-des-Neiges sells its houses in 29 days, NDG in 49: family demand for Côte-Saint-Luc and Hampstead, and the scarcity of houses in Côte-des-Neiges itself, make the speed. NDG is a seller's market under $860,000 and a buyer's above (10.3 months of inventory), where almost all its houses sit; Côte-des-Neiges is a buyer's market between $650,000 and $780,000 (11 months, the small houses and large condos) and a seller's above $780,000. The condo is faster in NDG (45 days vs 54), with 166 listings against 341.

NDG has Monkland Village, NDG park and Girouard park, the Villa-Maria and Vendôme metros (with the MUHC), Concordia's Loyola campus, Sherbrooke West, and an anglophone, family neighbourhood life. Côte-des-Neiges has the Université de Montréal, HEC and Polytechnique, Sainte-Justine hospital and the Jewish General, Saint Joseph's Oratory and Mount Royal, chemin de la Côte-des-Neiges and its shops from every origin, the Côte-des-Neiges, Université-de-Montréal and Snowdon metros, and at its edge the Canora and Mont-Royal REM stations. NDG is lived on foot around Monkland; Côte-des-Neiges is lived without a car.
