The price per door (sale price divided by the number of units) is $350,000 per unit in median, half of sales between $269,083 and $438,500 (343 plexes of 2 to 6 units). The gross rent multiplier (price divided by declared potential gross revenue) is 18.6 in median over 340 listings, for a median potential gross revenue of $53,850 a year. The price per door is the quick way to compare a duplex with a fourplex; the multiplier says how many years of gross rent you are paying. The higher the multiplier, the more you pay for location and expected appreciation, and the less the rents cover the mortgage.

Owner-occupied, it can be financed with a minimum down payment of $99,250 (10%, the CMHC rule for 3 and 4 units), a CMHC premium of 3.10% added to the loan ($27,691) and an insured loan of $920,941; at the 4.29% 5-year fixed rate posted by Multi-Prêts on September 14, 2026 over 25 years, the payment is about $4,990 a month, and the lender qualifies you at the 6.29% stress-test rate ($6,052 a month). Not owner-occupied, the down payment is 20% ($198,500) with no premium, for a payment of about $4,302 a month at the same rate ($5,218 at the stress-test rate).
The median potential gross revenue declared on plexes sold in Rosemont and La Petite-Patrie is $53,850 a year ($4,488 a month, 352 listings), for a median gross rent multiplier of 18.6 (price divided by gross revenue).
