The land, the roof and the structure are shared between more units, and the pool of buyers able to finance the building shrinks: selling time goes from 18 days for a duplex to 44 days for 5 units and more. The duplex sells at full price because the owner-occupant is buying a home first; the financing details are in buying a plex as an owner-occupant.
