Houses with a pool sold for $70,000 more than houses without one, a gap of 11.1%. That gap is not a size effect: comparing only three-bedroom houses, it still stands at 12.8%. Days on market, though, are the same on both sides: 7 against 7.
The distinction matters on both sides. Sellers: an in-ground pool costs far more today than the gap shown here, and it also shrinks the buyer pool (young families interested, retirees often put off by the upkeep). You do not install a pool in order to sell. Buyers: if the house you want has a pool, the gap above is the order of magnitude the market grants it, not the cost of building it. The most expensive homes at the median are those built in 2000-2009 ($825,000). But price is not the only axis: homes from the 1980-1999 period sold fastest (6 days), while those from 1960-1979 took the longest (7.5 days).
The province-wide finding is counterintuitive and it repeats from city to city: newer homes sell for more but more slowly. Across the 52 cities, the median price climbs from $457,475 for houses built in 1959 and earlier to $705,000 for those built in 2010 and later, yet median days on market go from 10 days for 1980s and 1990s homes to 17.5 days for the newest ones. Newer costs more, draws less competition, and leaves more room to negotiate.
Two mistakes are expensive. The first is adding the cost of completed work to the asking price: the market does not reimburse an invoice, it pays a gap.
