The Promenade Fleury and Sault-au-Récollet sector, near Île-de-la-Visitation park, is the most sought-after: old houses, river, shops on foot, and the borough's highest prices. Northern Ahuntsic and Bordeaux, toward Henri-Bourassa and the river, offer the 1950s and 1960s bungalows and cottages that make up the volume of sales. The south, toward Crémazie and the Metropolitan, and Cartierville, west of Highway 15, concentrate condos and entry prices; Saint-Sulpice and Youville are the quiet residential streets buyers discover second. The good deals of 2026 are the houses listed for more than 45 days in the north: the 57-day average is not a flaw, it is inventory.
