In Chicoutimi, the centre of Saguenay, the median single-family home sold for $385,000 in Q2 2026 (+5% year over year, +69% in five years) in 40 days, with 107 sales in the quarter and 101 active listings; across the Dubuc Bridge, Chicoutimi-Nord and Canton Tremblay trade at $360,000 (+8%). It is the city's priciest sector with La Baie, the one of downtown and rue Racine, the hospital, the university and the CEGEP, the family neighbourhoods of the upper town and the Saguenay riverfront. The market is a seller's in the central ranges, with a slightly longer delay than Jonquière (24 days) because the price is higher and the choice wider. We sell there to health and education professionals, to families who want the centre and to people returning from Quebec City.

Downtown and the basin, around rue Racine, the cathedral and the old port, line up old houses, plexes and condos, at or above the median for renovated ones, with life on foot. Upper Chicoutimi, toward the university, the CEGEP and boulevard Talbot, offers the 1960s to 2000s family neighbourhoods that make the volume, at the median, and the recent streets above. The Saguenay riverfront and the streets with fjord views are the high end, above $500,000, where the buyer has time. Chicoutimi-Nord and Canton Tremblay, across the Dubuc Bridge, offer recent neighbourhoods and lots at $360,000. The good deals of 2026: original upper-town bungalows to renovate, and high-end properties listed more than 60 days.
Chicoutimi takes a little longer than Jonquière because the price is higher ($385,000 versus $348,250) and the choice wider, with a riverfront high end few buyers can afford: under $450,000 the house goes in a month; above, the buyer compares and negotiates. For a seller, the price is set on the last three sales on the street, with marketing that reaches beyond the region (Quebec City, Montreal, returnees); for a buyer, the central range requires pre-approval and a quick visit, the high end leaves time for inspection and negotiation.
