Arvida, the heritage district built for the smelter, lines up 1920s to 1950s company houses on curved, tree-lined streets, at or above the median for renovated ones: it is Jonquière's most sought-after sector. The centre, around rue Saint-Dominique and the CEGEP, mixes plexes, old houses and condos, below the median, with shops on foot. Kénogami, toward the rivière aux Sables, offers the entry level and workers' houses to renovate, below the median. The 1960s to 1990s neighbourhoods and the recent developments to the north (Saint-Jean-Vianney, Shipshaw) make the volume, at the median, with houses on lots. The good deals of 2026: Arvida houses to restore and Kénogami bungalows, bought below the median and resold renovated above.
Jonquière sells in three weeks because it is the last sector of Saguenay where a family house is found under $350,000, with the CEGEP, services and the smelter: first-time buyers and Chicoutimi families without the centre's budget converge here, and prices gained 71% in five years. For a buyer, that requires pre-approval, a visit within 48 hours and an offer based on the street's closed sales; for a seller, the right price draws offers the first weekend, and a price set too high loses that window, because the buyer has Chicoutimi-Nord and the periphery as alternatives.
