Southern Duvernay, along boulevard Lévesque and the Rivière des Prairies, is the market of large properties and waterfront houses, above the median. The centre, around boulevard de la Concorde and boulevard Vanier, lines up the 1970s cottages that make the volume, at the median. Val-des-Brises, to the northeast, is the market of new and recent houses, the priciest per square foot, with the sector's rare condos and townhouses. Duvernay-Est, toward Saint-Vincent-de-Paul, offers the most accessible original bungalows. The good deals of 2026: original bungalows to enlarge in the centre and Duvernay-Est, bought below the median and worth more renovated.
Duvernay's supply is among Laval's thinnest (77 active) while demand from families who want a large lot and Highway 25 does not weaken: the median goes in 34 days, and above $1.07 million the inventory stays at 7.5 months, still the seller's, where Sainte-Dorothée (10.3 months) tips to the buyer. For a seller, that means pricing on the street's last three sales without discount; for a buyer, a pre-approval in hand and an offer within 48 hours, even at a million. Val-des-Brises's condos are too few for a median: a condo seller prices on the building.
