Lebourgneuf, around the Galeries de la Capitale, boulevard Lebourgneuf and Les Méandres, lines up 1990s to 2020s houses and recent condos, above the median for the recent streets, with offices and shops on foot. Neufchâtel and Les Saules, to the west, offer the 1960s to 1980s bungalows and semi-detached homes that make the volume, at or below the median. Duberger and Vanier, to the south along the Saint-Charles River, keep the entry level: small houses, plexes and condos, below the median, with downtown ten minutes away. The good deals of 2026: Vanier's plexes and Neufchâtel's bungalows to renovate, in a sector where almost nothing stays listed more than two weeks.
Les Rivières sells in ten days because it is Quebec City's best-located sector, ten minutes from everything by highway, with a price that was the centre's lowest five years ago: first-time buyers and families converged here, hence +75%. Supply is recovering (+41%) but remains tiny (52 houses). For a seller, the street's price draws several offers the first weekend; for a buyer, it takes pre-approval, a same-day visit and an offer based on closed sales, often with short conditions; the condo (17 days) leaves a little more time.
