Real estate broker · Mercier · QPAREB Q2 2026 figures
The east end where a house still sells under $700,000 four metro stations away: Mercier's 2026 figures and how to sell and buy there.
In Mercier, the eastern part of the Mercier–Hochelaga-Maisonneuve borough, the sector's median single-family home sold for $627,750 in Q2 2026 (-1% year over year, +22% in five years) in 32 days, with 45 active listings; the condo for $428,250 (+3%, +23% in five years) in 37 days, with 296 listings (+28%). The market favours the seller in every range (3.1 to 4.9 months of inventory). Mercier-Ouest, from Viau to Cadillac, and Mercier-Est, to Honoré-Beaugrand and the Promenade Bellerive, are the east end's neighbourhoods of 1950s to 1970s houses, duplexes and bungalows, with four green-line metro stations: here, with Montréal-Nord, the single-family house stays under $700,000 on the island with the metro on foot. We sell there to first-time buyers torn between the east end and the South Shore, and to families from Rosemont or Hochelaga who want the house with a yard.

Mercier-Ouest, between Viau, Cadillac, Sherbrooke and Notre-Dame, lines up the 1950s duplexes and row houses near the Viau, Assomption and Cadillac stations, at or below the median, with the Olympic Park and the Botanical Garden within walking distance for the northern streets. Mercier-Est, from Cadillac to the Pointe-aux-Trembles limit, is the sector of 1950s to 1970s bungalows and detached houses, around the Honoré-Beaugrand station, the Promenade-Bellerive park and the river, at or above the median for the streets near the water. The south, along Notre-Dame and the port, keeps the entry level and plexes to renovate. The good deals of 2026: Mercier-Est's original bungalows listed more than 40 days, and condos, whose supply rose 28%.
Mercier sells in a month because it is the last island sector with a metro where a family buys a detached house under $700,000: first-time buyers comparing with Longueuil (where the house costs about the same without a metro) converge here. For a buyer, that requires pre-approval, a visit within 48 hours and an offer based on the street's closed sales. For a seller, the right price draws offers the first weekend; a price 5% too high loses that window, and the condo, with 296 listings, sells on the building's comparables, not on the median.
